A Brief Guide To Commercial Viewing Visits

Be assured that while in Spain no client will ever be pressurized in any way to make a decision to purchase, we do not require our clients to bring deposit monies or sign any form of contract while in Spain, a trouble free visit to gain some in depth background to the life style and possibilities is the aim of any visit and this cannot be achieved if clients are subject to hard sell techniques a practice we are totally against and do not believe is correct.

While in Spain we can arrange visits to schools for clients with young children and also viewing of long term rental homes.
You decide yourself, in your own time after your return home, and after careful consideration, whether any business viewed is suitable for a total change in lifestyle and environment.
 
Should you decide to proceed and make a commitment on a business such as a bar or cafe or any other commercial property we offer we will prepare a simple 'option' contract, written in English, which, when signed and received by our office together with a deposit will secure the business to you. We in turn will have the seller sign and return this signed copy to you.

The contract will state the name and address of the business, the buyer's and seller's details, payment terms and a completion date. The deposit is normally 10% and held in a client account at the HSBC Bank PLC pending completion. It should be noted that, on occasions, a competitive priced business may be in great demand and the seller may request the right to hold the deposit to secure his interest and avoid the loss of a sale to a third party. We would require sight of all legal licenses plus copy of lease stating the seller’s right to transfer the lease prior to informing you of this situation.

The contract is designed to protect you as the seller agrees to remove the business from public sale to your benefit for the period of the option and cannot sell to any other party Should any problem be discovered with the transfer of licenses, etc., then your deposit must be returned in full.
 
Your fiscal advisor or lawyer will prepare the new lease/rental contract or escritura, confirm the licenses are in order, and that all service bills, rents, rates & taxes, etc are paid to date. In the rare event that there be any debts outstanding at the time of completion monies equivalent to such debits will deducted from the completion monies before transferring the balance of sale price to the seller.

For a normal business transfer you should allow approximately £750/850 per couple for legal charges which you pay direct to your lawyer. Your legal fees will include the new lease contract on the premises, license transfers, NIE (National Identity Number a requirement to work in Spain), social security registrations, transfer of utilities to your name etc., in short every legal requirement that you need to take over and run a business, and to live in Spain.

Upon your return to Spain we will endeavor to assist you to find accommodation, introduce you to local tradesman and suppliers that you may require and generally help you settle in to your new lifestyle as best we can.

Commercial property viewing trips are funded by the client / client’s intending to purchase an overseas business, they are not subsidized in the same way as residential viewing trips,  we can however recommend low cost accommodation,car hire and flights suitable to individual client requirements once the dates of your intended visit to Spain has been agreed.
