We have listed below some important information and the simple steps you will need to go through in order to own your property in Spain.

Viewing Trip - Before arriving in Spain for your inspection tour, you should ensure that you have sufficient funds available to cover the reservation deposit on a property. Payment of your deposit can be made by credit card or bank transfer and will be held in your name.

We want to find you the best property that we can, within your budget, that matches your requirements so your viewing trip is tailor-made and we are sure you will be delighted with the choice and range of properties we can offer.

Please ensure you have access to your deposit should you find the property of your dreams, as payment of this sum fixes the price and confirms your intention to buy, the property is then taken off the market and reserved for you.  The minimum deposit required is 3,000 euros, but may be more for higher priced properties. This can be paid with a credit card or bank transfer.

 
Finding your ideal property - Do give some serious thought to deciding exactly what you’re looking for.  For example:

  • The type of property you would like – villa, townhouse, apartment, the amount of bedrooms and bathrooms, whether you would like a garden, a pool, garage or parking space etc.
  • The location of your dream home – whether you would like beach front or near to a golf course, whether you would like rural, village, town, urbanisation etc.
  • Local services –shops, cinemas, gyms, schools, hospitals, clinics, hypermarkets, distance from airport
  • The facilities you require - golf course, other sports facilities, restaurants, bars clubhouse, pool etc
  • How often will you use the property - Is it a long term investment, a holiday home or full time relocation.

Once you’ve agreed your budget, remember that you should add around ten (or possibly eleven) percent to the purchase price to cover the fees/taxes associated with the purchase.

On finding your dream property - Once you have decided on your property, the next step is to make a verbal offer, you may need to negotiate the purchase terms and price and we can do this on your behalf in order to secure the best deal.
We recommend that you bring in a lawyer at this stage to assist with the legalities. They may, for example, suggest price negotiation or advise you to make your offer subject to mortgage approval or some other condition. See section on Appointing a Lawyer.
